Background

Welltower, a real estate investment trust managing 1,600 healthcare properties, recognized a massive opportunity in the booming wellness real estate market, projected to reach $913B by 2028. However, capitalizing on it required a fundamental evolution—from simply collecting rent to building and operating next-generation wellness communities. Internal assessments revealed a need to shift corporate mindsets and expand capabilities: architecture that fosters activity, design that elevates resident wellbeing, and communal offerings that nourish both body and mind. This transformation called for a product strategy, an immersive new brand, and the tools to unify teams around a single vision of health-focused living.

Creative Idea

The concept of “Whole System Vitality” emerged as the unifying force behind Cadia. This idea goes beyond individual features or amenities to create an ecosystem supporting physical, mental, and social wellbeing. Every design choice, from layout to landscaping, follows a guiding principle: nurturing a balanced environment that fosters day-to-day health. The brand identity was crafted to convey warmth, connection, and a sense of possibility—inviting residents to embrace new ways of living well.

Insights & Strategy

Research showed that wellness-based communities see higher resident satisfaction, lower healthcare utilization, and stronger retention. These findings shaped a development plan focusing on design elements such as shared gardens, walkable paths, communal resources, and ample natural light. By treating the property as a holistic system—instead of a transactional rental space—Cadia’s model aims to deliver lasting benefits to residents, surrounding communities, and investors. Data validated that thoughtful, wellness-centric infrastructure can command premium pricing while improving outcomes.

Execution

Over two years, cross-functional teams introduced the “Whole System Vitality” philosophy across branding, architecture, and operations. Resident touchpoints—from fitness amenities to group events—were redesigned to encourage movement and social interaction. The Cadia identity, including two custom typefaces symbolizing human connection, unified everything from signage to digital platforms. Together, these elements created a seamless, uplifting environment that showcases what true wellbeing-centered living can be.

Results

Cadia’s launch redefined expectations for wellness communities: early developments reported higher occupancy rates, improved resident health metrics, and greater overall satisfaction. The model’s rigorous wellness criteria fostered internal competition across Welltower properties, driving consistent improvements. As the concept expanded, stakeholders—from residents to medical professionals—praised Cadia for setting a new bar in integrating holistic health into everyday life.
